3.29.24 edition

This April let's celebrate #FairHousingMonth, by acknowledging the strides we've made and commit to creating housing opportunities for everyone. Join us in promoting fairness, inclusivity, and the dream of home.

It’s easy to tap into the power of NAR’s Fair Housing Month assets. Just scroll through the Photofy library, choose, personalize and share your REALTOR® pride.

Download the free NAR version of the Photofy app here.

FACTS.REALTOR is THE source for updated information on NAR's lawsuit settlement.  The materials on this site help provide background on the lawsuit and updates as they happen.  Members are encouraged to use these tools when talking to their clients and posting on their social media channels.  It contains videos, press releases, FAQ's, and a copy of the settlement.  Just today a new podcast with NAR President Kevin Sears, was added.

You can also visit the Wyoming REALTORS®' Resource page.  Wyoming REALTORS®, Buck Wilson was a guest on this podcast giving a state-level view of the settlement.

NAR continues to engage in providing transaction clarity for members, home buyers and sellers in a post-settlement environment.  This week NAR along with the Mortgage Bankers Association sent a letter to the Federal Housing Finance Agency, Federal Housing Authority, Fannie Mae, and Freddie Mac seeking confirmation that seller's would continue to be able to pay buyer's agents commission and that amount would be excluded from the limits on Interested Party Contributions.  We'll keep you updated on this effort.

The CBR and MLS leadership teams continue to research the changes need to be completed locally and will update you as those changes are finalized.  Until the settlement is approved by the courts, we don't know the extent of the changes, but we will be ready to take action once the changes have been confirmed.

Or, register to be on the waiting list.  We'll contact you if any of the confirmed registrants cancels their spot.

As always, contact us if you have questions!  Or, check out ABR's FAQs.

This course is just one step in earning the ABR® designation.  Good News for those who completed the Real Estate Negotiation Expert or Pricing Strategy Advisor courses that were held in Cheyenne last fall.  Those 2 courses count towards the "elective course" requirement for the ABR Designation.  So, with the completion of this course, your educational requirements will be met -- you'll just need to complete the transaction requirements (5 transactions acting solely as a buyer's agent), be an active member in good standing with NAR, and pay the annual dues.  More information about the designation can be found at become.abr.realtor.

Don’t forget to fulfill your National Association of REALTORS®' Code of Ethics Training Requirement by Dec. 31st! As required for REALTOR® membership, all REALTORS® must complete at least 2.5 hours of ethics training that meets specific learning objectives and criteria. The current cycle deadline is Dec. 31, 2024.   Meaning you  must have completed an approved* ethics course in 2022, 2023, or 2024 -- head to nar.realtor/code-of-ethics-training to check your status.

Here's some ways to satisfy the requirement:

*Please note:  not all online courses fulfil the requirement, please contact the CBR Office to be sure the course meets the required learning objectives and criteria established by the National Association of REALTORS®.

How important is the "type" field in Paragon?

The "type field" in Paragon MLS is used to categorize properties to ensure accurate classification and searchability. Selecting the correct property type is crucial for accurately representing the listing and matching it with potential buyers' criteria.

REALTORS® should pay close attention to the property type field when entering listings into the MLS to avoid confusion and ensure that properties are correctly categorized for effective marketing and search purposes. Distinguishing between property types is important because they have different characteristics and amenities.

The Cheyenne MLS has created a document to aide in MLS data entry.  You can download a copy here and refer to it when entering your listings into the MLS.

Providing reliable data strengthens the Cheyenne MLS, ensuring every member can work with confidence.
