  1. Compensation fields will be removed from the Cheyenne MLS on 8/1/2024.  It is suggested you have a compensation agreement between listing brokers and buyers' brokers for any transactions closing after 8/1/2024.  You can request copies of updated MLS Bylaws and Rules & Regulations that are effective 8/1/24 by emailing cbr@cheyennerealtors.com.
  2. Listing a property with "common area" land? If you have a listing in a subdivision that includes a "common area," how should you enter the lot size in Paragon?  Some agents include the total land the owner is taxed on (including the common area), while others enter only the land the homeowner occupies.  To ensure consistent data, please enter the lot size in this format: 8,977 (13,029 W/OPEN).  Additionally, please make sure the legal description includes the common area.
  3. Listing Rental Properties?  If you're listing properties that are managed by a Property Management Company, please communicate with them --- they need to know when a property sells so that tenant leases and deposits can be taken care of.
